We are rehabbing an investment property near the Village of Chagrin Falls and are looking for a reliable, skilled handyman to assist with a wide range of projects.
This is a large project requiring hundreds of labor hours in total, which will be split a couple of contractors based on availability and experience.
We’re looking for someone dependable who can contribute consistently over the next couple of months.
Requirements:
• Must be available for at least 1 full day (8 hours) per week for the next ~2 months
• Comfortable handling a variety of tasks (painting, flooring, light plumbing, installs, etc.)
• Must provide a W-9 (1099 will be issued – this is an investment property)
• Own tools preferred
Compensation:
• $35/hour

Scope of Work (Punch List Includes):
Painting:
• Paint master bedroom suite
• Paint 3 upstairs (junior) bedrooms
• Paint 1st floor main living room
• Paint exterior of house (including gutters + re-stain brick)
• Paint basement bathroom
• Paint 1st floor bedroom / office
• Paint closet door (white)
• Stain ceiling beams (2nd floor living room)
Flooring:
• Remove carpet (including nails/staples) from main floor + basement
• Refinish hardwood floors (2nd floor)
• Replace 1st floor flooring with engineered hardwood
Doors & Hardware:
• Program exterior keypad door locks
• Replace bifold doors (2nd floor)
• Replace front door
• Replace master bedroom exterior door (32” frame)
• Replace door handles with brushed nickel (focus on 2nd floor consistency)
• Rehang garage entry door (currently swings wrong direction)
• Install keyed lock on storage room
Admin / Setup:
• Set up WiFi network (smart door locks, switches, etc.)
• Install security cameras
• Create guestbook
• Assist with property setup tasks as needed
Other Projects:
• Complete staircase work
• Upgrade downstairs fireplace
• Cut downed trees into firewood
• Add front porch to exterior façade
• Repair burst pipe (wall access may be required)
• Expand driveway access to Locust Street
• Refinish backyard deck
• Install permanent front yard promotional sign

This is an investment property being prepared for rental use, so attention to detail and reliability are important. There is flexibility in scheduling beyond the minimum weekly requirement, and more hours may be available depending on performance.
