There are two options:

Rent starts $4200 a month
For three year lease: Rent increases $400 a year for a three year lease.
One year lease at $4600 per month.

Option II: (Day Care to be Built for up to 90 kids): Takes about Six Months to Get Ready)
For Daycare rent is $4900 a month and increases $400 per year for five years.
Owner (the landlord) pays for all expenses for build up of five additional bath rooms and kitchen.
Tenant pays up to $1800 for architectural drawings and landlord pays the rest.
Tenant pays for all other costs related to daycare including: playground, kitchen appliances, paining as needed, and desired floor as needed.
One month deposit and two months rent required at the time of signing the lease. Landlord will return one month deposit and two months rent within a week if the Daycare is not approved by the City of Shaker Heights or State of Ohio.


Additional Charges to All Tenants:
Only increase of property taxes starting next year will apply (taxes to be paid monthly; currently no property tax applies)
Tenant responsible for gas, electric, water & sewer , snow ploughing, but land lord provides landscaping.

Requirements:
FICO scores 670+ require a security deposit same as one month's rent, proof of income, and no evictions within the last five years. Prospective tenant must show financial evidence of funds to start a new business.
FICO scores 640 to 669 require either a double security deposit or a co-signer with a FICO score of 700 or more, in addition to the above requirements.
FICO scores 600 to 639 require a double security deposit and a co-signer with a FICO score of 700 or more, in addition to the above requirements.
